Mountlake Terrace is a suburban city in Snohomish County, Washington, located 13 miles north of Seattle on the county's southern border. The city had a population of 21,286 as of the 2020 census. Founded in 1949 by real estate developers Albert LaPierre and Jack Peterson on the site of a disused World War II airfield, Mountlake Terrace was designed to provide affordable housing for returning veterans. The developers named the community for its plateau-like setting with views of Lake Washington and Mount Rainier. Construction began with simple, assembly-line-built cinderblock homes priced from $4,999, and the area grew rapidly to become one of the first large-scale suburban developments in the Pacific Northwest. By 1954, the community had grown to over 5,000 people and incorporated as a city to provide essential municipal services that the county government could not adequately supply. The incorporation campaign was spearheaded by local firefighter Patrick McMahan following delayed emergency response times. An industrial park developed at the city's northwest corner and was connected by Interstate 5 after it opened in 1965. Downtown revitalization efforts began in the 2000s with mixed-use development to diversify the community beyond its roots as a bedroom community for Seattle commuters. Mountlake Terrace station opened in 2009 as a major bus hub and was later served by Link light rail beginning in 2024.
