Sun City is an unincorporated community and census-designated place located sixteen miles northwest of downtown Phoenix in Maricopa County. As of the 2020 census, the community had a population of 39,931 residents. The story of Sun City began in June 1959 when developer Del E. Webb Development Company purchased the Marinette and Santa Fe ranches from the J.G. Boswell Company for more than twenty million dollars. The 20,000-acre property would become the company's first retirement community. Sun City officially opened on January 1, 1960, featuring five home models, a shopping center, a recreation center, and a golf course. The opening weekend drew 100,000 visitors, ten times the expected attendance, and garnered a cover story in Time magazine. Built on the site of the former ghost town of Marinette, the community was originally called the Marinette Retirement Community before being renamed Sun City following a nationwide naming contest.
The success of Sun City led Del E. Webb to develop additional retirement communities throughout the Sun Belt, including Sun City West in the late 1970s, Sun City Grand in the late 1990s, Sun City Anthem in 1999, and Sun City Festival in 2006. Today, the community offers eight golf courses and seven recreational centers. The street network design features concentric circles arranged in four main pinwheels. In 2020, the median age of residents was 72.6 years, with 75.7 percent of the population aged 65 or older.
