Kendall is an unincorporated census-designated place in Miami-Dade County, located approximately fourteen miles southwest of downtown Miami. As of the 2020 census, the area had a population of 80,241, making it a principal city within the Miami metropolitan area. The community's origins trace back to 1883, when the Florida Land and Mortgage Company purchased much of the land from the State of Florida. The area was named for Henry John Broughton Kendall, a company director who moved to the region in the 1900s to oversee the firm's holdings. Because the land was not available for homesteading, growth remained limited throughout the early twentieth century. A post office opened in 1914, followed by the first school in 1929. Seminole camps existed in the Kendall area, with Native American residents continuing to live there into the 1940s. Prior to the 1950s, Kendall referred to a largely undeveloped region characterized by pine rockland, fields, and groves. The area experienced rapid expansion beginning in the 1950s, with development shifting westward in subsequent decades. In August 1992, Hurricane Andrew severely damaged Kendall and surrounding South Dade communities, destroying many homes and businesses. The region was gradually rebuilt in the years following the disaster. Today, Kendall is bordered by several communities including Pinecrest, Palmetto Bay, and Glenvar Heights, and is served by public transportation through Metrobus and Metrorail stations at Dadeland North and Dadeland South.
